**Tijuana Real Estate Market: No Price Drop Expected by 2025**

In Tijuana, the skyrocketing demand for housing shows no signs of declining by 2025, according to the President of the Tijuana Association of Real Estate Professionals (APIT), Fermín Kim King. Despite the construction of 26,689 new homes in the state, the need for more than 120,000 affordable houses remains unmet.

Recent data from the Federal Mortgage Society indicates that the cost of housing in Tijuana has surged by an average of 13%, making it the city with the third-highest increase in the country. “I don’t foresee prices going down; they will continue to rise as long as there’s demand,” said King, emphasizing the importance of finding ways to assist those affected by these soaring costs.

Particularly in areas like Santa Fe and Cuesta Blanca, homes range from 1.5 to 6 million pesos, putting homeownership out of reach for about 70% of the population who cannot afford a mortgage with their current income.

Kim King highlighted that Tijuana still has approximately 6,400 hectares of developable land, which are expected to be exhausted within a decade. “What happens after is a key concern we must address,” he stated.

Real estate experts anticipate a 10% increase in the housing market for the first quarter of 2025, as stated by the local real estate association. The price surge strains the purchasing capacity of many locals, complicating the housing crisis further.

However, there is some positive progress as more plans are underway. Over 3,000 homes are now legally registered under the State Housing Plan, and significant efforts are being made to reclaim ownership of nearly 8,000 homes through the legal system, according to local authorities.
