East Tijuana Building Boom

Vertical construction in Tijuana is shifting eastward, with growth projected in Cacho and Río areas. Investors focus on essential public services in this expansion, anticipating development over 5 years.

## Vertical Construction Expands Towards Eastern Tijuana

Currently, vertical buildings in Tijuana are concentrated between the Zona Río and Centro areas. However, significant growth towards the eastern part of the city is expected within the next five years, according to Luis Serrano Macías, a member of the Mexican Association of Real Estate Professionals in Tijuana.

Serrano Macías explained that there will be a temporary pause in the construction of new buildings as property owners await fresh leasing investments. Despite this pause, the trend of vertical construction remains prevalent, with expansion imminent in areas such as Cacho and the Third Stage of Río. This growth is driven by the higher yield per square meter these constructions offer, helping to offset building costs.

He further noted that investors are increasingly demanding properties in areas that do not face issues with essential public services like sewage and electricity. The need for thorough analysis and advisory services on resource consumption and service availability has become crucial in Tijuana’s vertical construction sector.

Additionally, the planned rehabilitation of the San Antonio de los Buenos wastewater treatment plant will be advantageous for both the real estate sector and the general population of Tijuana. This significant investment in the plant’s renewal is expected to greatly benefit the city.

In conclusion, Serrano Macías emphasized that the expansion of vertical construction will continue over the next five years to meet the growing population’s demand.
